90% of potential buyers create a list of homes they would like to see in person based on their initial reaction to the MLS virtual tours and photos. A Staged home will look great in photos and in person. This is why it is so important to have your home Staged before your Realtor lists it. Staging allows potential buyers to visualize themselves and their own possessions in the house. First Impressions' team of ASP's (Accredited Staging Professionals) are trained to see your home through the buyers eyes, identify what needs to be done to help it stand out amongst the competition and apply the appropriate techniques so that it will appeal to the broadest range of buyers. Because no two homes are alike, FIHS, LLC offers many services to fulfill your specific needs. We work with both vacant and occupied houses. Our pricing is superior and fits all budgets.
Walk and Talk Consultation:
Our team of professionals will walk with you from the front curb throughout the house and into the back yard providing Staging advice, techniques and ideas along the way. You will be responsible for recording the Staging recommendations which you will then own and may use to Stage the house yourself. You can incorporate as many or as few Staging ideas that you wish and Staging is done at your own pace. The Walk and Talk Consultation will take approximately 2 1/2 hours.
Vacant Staging:
A Staged listing sells faster than a vacant listing. Buyers are looking for an emotional connection with the house. A vacant listing is cold, empty and uninviting. Buyers cannot envision what it would look like to live in the home or how to arrange their possessions. Staging a vacant house gives the buyer a visual referrence as to furniture placement, provides a sense of warmth and draws the buyer in. Our team of professional Stagers will visit your vacant listing, determine the style and amount of furniture needed for an effective Staging and contact our affiliate rental furniture provider, CORT, to draw up a rental proposal. FIHS will secure appropriate accessories, bedding, art, etc. for your listing and provide you with a proposal for Staging with Accessories. You will be responsible for a monthly payment to CORT for the use of the furniture and a one (1) time payment to First Impressions for the Staging hours and 3 months use of the accessories provided.
Occupied Staging: An occupied listing sells faster when de-cluttered, de-personalized and neutralized. Family photos, strong paint colors and a personalized theme throughout the home will distract buyers and make them feel uncomfortable about "invading" your private space. You need to think of your house as a product and prepare it to be marketed to the broadest range of buyers. Staging eliminates distractions, highlights the positive features of the home and allows the buyer to imagine the lifestyle your house has to offer. Occupied Stagings always begin with an initial consultation with one of our ASP Stagers. This allows FIHS to see the house through the buyers eyes, take some photos and for us to get to know one another better. We will then return to our office and review our notes and photos in order to write up a Staging Proposal to present to you within 48 hours. An occupied Staging takes on average 6 to 10 hours to complete.

Staging to Live evolved when many of our Staging to Sell clients loved the results so much that they either decided not to sell their home or invited us to their new house to help them move in! We had also been receiving many inquiries as to whether we did one day room make-overs like they had seen on HGTV and A&E. Realizing the need for our talents we quickly agreed and have enjoyed working with homeowners on rearranging, refreshing and reusing their own items in new and creative ways. We have even assisted with choosing new paint colors, selecting new furniture and accessories and repurposing rooms to meet lifestyle changes. The longer we live in our homes the more difficult it is to envision them in any other way. First Impressions Home Staging specializes in creativity and can work within any budget.
